Thanks, Ian. My post was meant for women. I know that men and female go through the same thing but I wanted a woman's point of view. I appreciate EVERYONEs input and insight. I have a lot of work to do and take full responsibility for what happened. This is the first and last time this happens. The advice I am getting here and in my inbox is gold.

You are currently in the valley of despair and success is the next phase IF you don't give up here. This is where many people fall off and lose the opportunities that are in their grasp. From there contemplate who or what could provide a solution for your problems. I believe what you have experienced just shows you why you need to build a team. Synergy works wonders. Don't use this to give up. Use this to find a couple or two in your area who are managing properties. Build a relationship with them, pick their brain & ask them how they manage contractors. Use this situation to find that one contractor that you will refer out for the next 20 years of your business. The one who has the highest level of integrity and who feels more like a partner than a highered hand. Most importantly, use this situation to build rapport with other investors and strike strategic partnerships. I know you won't give up and therefore I know you'll reach success soon. I emailed him about it after I searched the work and the time between coats and he said he used a dry torch for the sealant or whatever it's called and said he performed work that should have cost me $14k. I gave him the opportunity to give me back a portion of the money and he's not budging. He's not on yelp and i can't find him in BBB. So basically, I feel like an idiot and I should have known better and it's a learning experience but I feel very embarrassed for letting that have happened and I am truly doubting myself yeah, in thinking this isn't for me. I called a professional roofer and the man brought his son and I explained what happened, looked at me and asked me where the man of the house was. In complete shock, I exclaimed that I was the "man" of the house. It was very upsetting and with the tenant that's not paying me anything and I can't do anything about it right now...it's just overwhelming.

 Are you sure he didn't give you a deal on a complex job because he is experienced and has a dry torch or whatever? If it seemed reasonable to you on the front end and you got the results you wanted, why are you doubting yourself and your contractor after the fact?

Because he had given me the same quote for a 4 day job, and then without letting me know, three hours later, he was done.

@Sandy Sawyer You are completely right. When I started this forum, it was a moment of major vulnerability. I'm glad I got it out there and hopefully help others in the process as well. The amount of support I've had on here has been astounding. I'm so grateful.
