It really comes down to the type of lender you are going after.  Traditional banks may be a little harder since you do not have the experience of buying commercial yourself.  The advantage here is that their interest rates tend to be lower.  However, if you find a private lender, their underwriting tends to be looser than the traditional banks.  The disadvantage here is that their interest rates tend to be higher (8%+).   In my opinion, you cleared the hardest hurdle which is raising capital from investors.  The fact that you now have capital to bring to table will show a lender that you are serious.

The loans I seen less than $3,000,000 are typically recourse.

Very inspiration.  It didn't take me long to realize it makes more sense to have multiple tenants in one location rather than several tenants shattered all over the place.  I am working towards my goal of owning a small apartment complex.

Small balance commercial hard money loans available between $100,000 - $2,000,000 up to 70% LTV. You must have a 600 or above credit score. There are also large commercial hard money loans available between $2,000,000 to $50,000,000 up to 75% LTV and 8-12% interest. These are asset-based (no credit check). There is less competition when you are dealing with commercial because many people have this mindset that they have to "graduate" from single family homes to commercial.  I am in process of researching my first apartment complex now.  I never understood the appeal of having rental houses all over the city when you can have your tenants in one location. It is also easier to finance commercial property than single family homes.
