Hi - I am a single mom trying to buy a home in Bay Area. Due to budget constraints, mostly targeting fixer uppers and found one in west San Jose. I am looking at a new roof, internal configuration changes and addition of 1500sq.ft. Want to get a sense of costs and what’s the best price per sq.ft and how I can optimize on the costs. Any thoughts / guidance / contacts wld be appreciated.

Hi - I am a single mom looking to buy a home in Bay Area. With my budget, I am looking at fixer uppers mostly to build some equity. I found a house near west sanjose and the property will potentially cost $1.3mil, but it needs work before I move in. I am looking to see what my options are to fold a renovation loan into the home loan, how does that work. Can I choose my contractors, are there any restrictions with contractors ? I am planning on downpaying 10% -15% for the loan (even though I can do 20%) and use the remaining to get started with Reno. Any ideas / thoughts ? Can anyone help me evaluate if it’s a good deal, would greatly appreciate it.

Hi Big Pockets community - I am looking to invest in A rental property and would like to understand the market for multi family units / Single family homes, areas that make sense to invest in bay area given the current market. My goal is for positive cash flow. I will be using Self directed IRA funds and taking a non- recourse loan. I will be putting down 40-45% and my budget is 500-550k. Can I find something in this budget for a positive CF and also long term bet as this are my retirement funds. Thank u in advance for your valuable advice and recommendations.

@Brian Garlington will not be an owner. Since it’s a non-recourse loan, will need a property management company to manage. Is it possible to find a multi family unit for 550k around Oakland ?

Hi all - Need some validation and suggestions. I am looking to use SDIRA funds to purchase a rental property in Bay Area. The max I could go for loan is around 550k with positive cash flow. For that price point, I found Oakland, Tracy and Sacramento to be options. Specifically in Oakland, there are options in fruitvale area closer to Bart and doing some research I found the rents to be pretty good. I am looking for a good realtor from Oakland who knows the area well and can work with me on investing in that area and two wanted to get some opinions from the community here about areas in Oakland to invest for positive CF. This is my first RE investment in the country beyond my primary residence. Appreciate all your help.

This is great info Dmitriy, thank you so much. Do you have any insight to how difficult these loans are. I have 250k from my prior company 401k that I want to use for this. I have a good job and another 401k with my current company in good standing. And given that I can do 200-250k down payment- can I target 700-900k purchase price ?
