Investing in Bay area for positive cash flow

Hi Big Pockets community - I am looking to invest in A rental property and would like to understand the market for multi family units / Single family homes, areas that make sense to invest in bay area given the current market. My goal is for positive cash flow. I will be using Self directed IRA funds and taking a non- recourse loan. I will be putting down 40-45% and my budget is 500-550k. Can I find something in this budget for a positive CF and also long term bet as this are my retirement funds. Thank u in advance for your valuable advice and recommendations.

Many of my partners are based in California but invest in the midwest and southeast because the cash flow is much better in those markets. I am not an expert on California, but my impression is clear that it's difficult to find cash flow there.

Have you considered turnkey investments? You can acquire quite a few more units in the midwest and southeast and produce a better cash-on-cash return. @Marco Santarelli is also based in Cali and runs a turnkey company.
