I would actually counter some of the advice given here and advise you to work for somebody already in this space - if you're going to rent out somebody's home and re-rent it with no experience in real estate you're running a risk. There are too many unknowns and things that can go wrong and it's somebody else's property at risk if you don't know what you're doing. 

I'm not advising against getting experience since we learn from mistakes but in the words of Warren Buffett, they don't have to be YOUR mistakes. Learn from somebody who already made the mistakes

A lot of people in this space I'm sure would be happy to take you on and have you assist them while showing you the ropes

Hi Ian - I have a few tools I use for my short term rentals. One is AirDNA - it uses previous years Airbnb bookings to calculate I believe

@Priya Thomas it is something you can get GCs to sign which invalidates any GC or sub's ability to place a lien on your property for work completed - even if the GC fails to pay the sub

Hey all, 

Just a quick word of caution. If anybody in Cincinnati comes across a John F Jackson (general contractor), be wary. He is registered in Brookville IN

He managed a rehab project for me and firstly under-quoted the job on his original estimate (despite him saying he knew the exact material costs and labour costs so there would be no surprises) and then he tried to charge me extra even though the job was 3 months late in completion and we had a late job penalty discount...

It then turns out that he had not paid one of the subs even though I paid him in full for the project once we had photos of the completed work. The sub consequently put a lien on my property which I'm now in the process of trying to remove. 

I also personally know somebody else who he did this with who is in a similar boat to me.

I didn't know about lien waivers at the time, so this was a very expensive lesson learned.

I just hope this post is useful to anybody who encounters this guy

Hi Justin me and my team were generating buyer and seller leads in Cincinnati (among many other places) using Facebook ads
