Jeff Kehl , if the foreclosure attorney is helping; do I need to make the whole payment; or they ok with me taking over the payments? I do not enough funds to pay it all out cash; that's why I was hoping to take over the payments.

Can homeowner call the bank and get the payoff and reinstatement quote? right. 

Can a real estate agent help me with the paper work or do i need an attorney?

He seems very motivated, just like to restart and knows his credit is messed up. I am not sure, what's a good amount to offer in this situation?

Hello BP With a lot of courage we did mail out few letters and received a phone call back; excited about that. Owner has a NOD and foreclosure process would start in a week or so. He also has some liens around 13,000.00. His loan balance is 108K so in total 121K.  ARV = 190K , house is in a fairly good condition, just need some paint job, flooring and landscaping.  My question is what paper work/disclosures I need to fill out and where can I find it. Its my very first deal. I was hoping to take over the payments ( $715 with property taxes and insurance) and rent it. I was thinking to offer him some cash for transferring the deed and keys. Is this right to do, or i am wrong ? please suggest!!! Thanks

Hello BP I have a SFH in TX, I want to sell it but I found out that my tenants are willing to buy. Problem is that they have a credit situation( divorce history)but there income is stable now. If I choose to do lease option, how does it affect 1031. Please help me understand.
