Emma, Welcome to BP & Real Estate world. Before I answer any of your questions , please remember 

DISCLOSURE DISCLOSURE DISCLOSURE.  At first contact , please let everyone know that you are an active real estate licensee.  1) If you are trying to obtain a Listing then your Broker's office policy must provide you a checklist of forms being used , but if you are  acting  as a Buyer  with the intention to assign the contract then then it has to be handled differently.  Standard Purchase Contract with assignment clauses must be used. as far as the time frame is concerned , it depends on the market and motivation of the seller.

the closing agent / attorney might be able to help you with that. My guess is a Quit claim should suffice.

if you are able to achieve in excess of 10% p.a , then you are on the right track.

It depends whether you are looking for active or passive cash flow./?

Licensee relationship MUST be disclosed on all Transactions in order to be in compliance.

yes.  Our Investor works closely with the borrower and provides the necessary documentation

I have found the perfect solution to a similar situation, where I have been able to assist the buyer by establishing a Bank Account with actual funds and not a letter from HML.

Hi - I would like to hear from Investors who have had experience using Transactional Funding as their vehicle to do back to back closings.  What are key issues to watch ? What Loan Documents are involved and Fees etc.  I would appreciate the Feedback.
