I'm just curious if other landlords have a system to expeditiously re-rent their vacant apartments.  I don't want to set up apartment showings for EVERYONE who calls to inquire.  Should I have people fill out applications before they see the place?  The goal is to draw a lot of interest but then be able to weed out higher risk applicants.

Do any of our BP community landlords have experience with different property management softwares? e.g. buildium, true rent, etc.  I was hoping I could get some reviews for some.

@Jerry Lucker @Kevin Harrison. My only concern with that would be the water use.  The landlord is still responsible for the water meter and if it's a bigger family they could be laundering clothes everyday.  I should mention this is a 6-unit building so that bill would add up.

None of my rentals include washing machine hook-ups but I am considering changing that.  If the tenant has their own appliance what should I be including in the rental agreement to reflect care and maintenance of the washing machine?  And how much on average should the rent increase for this convenience?

I'm a member of SWCLA that meets in Sturbridge every month.  I've learned a lot from those meetings.  I've been meaning to attend one of those Diamond events also.  Is there any benefit to joining multiple landlord associations e.g. WPOA or NWCLA?  I think they all have similar content and benefits.

Hi BP. 

Does anyone have any experience with tenant reward programs or incentivizing tenants for keeping properties clean and clutter free? 

I recently bought a 6 unit-multi in a low-income area and acquired several pleasant enough, paying tenants who seem to have a problem with cleanliness.  I understand my definition of clean may differ from others but this is really hindering my ability to upgrade the general appearance of the property.  Tenants have so far been cooperative with moving and cleaning up things when I ask but it ends up being a problem again the following week. 

A cleanliness clause is included in all my rental agreements but I need ideas on how to enforce it with these tenants that I've now adopted.

Any ideas?

Hi all, 

I am a landlord in central Mass, currently hold 10 units and looking to expand.  Have been listening to BP podcasts for years but have been a quiet member of BP until now.  Looking to broaden my network base and build relationships.  Right now would appreciate any referrals for handyman and general contractors.
