renting an apartment

I'm just curious if other landlords have a system to expeditiously re-rent their vacant apartments.  I don't want to set up apartment showings for EVERYONE who calls to inquire.  Should I have people fill out applications before they see the place?  The goal is to draw a lot of interest but then be able to weed out higher risk applicants.

Prequalify everyone, that way you don't waste their time. Good idea to set up a questions like:

When do you need the apartment? You don't want somebody that.needs something in February if it's vacant now

What is your monthly budget? If they can only afford $900 and your apartment is $1200

Do you have any pets? Especially if you don't want pets!

Have you ever been evicted? I don't approve anyone that has unless they pay off the other amount due 

Are you in bancruputcy? You ever want someone whom is the middle of bancruptcy, they could drag the rent into this and that is a mess

I think you get where I am going with this, just don't discriminate against anyone. Use the same questions for each and every interested party
