Does anyone know if there is a weekly or monthly REI meetup in Tyler, Texas. I would like to talk to some people from that area to see what the rental market is like.

Is anyone currently using the BRRRR strategy in DFW? Is it even possible? If so, I would like to know what areas I should be looking in for deals. Everyone deal I run through the BRRRR calculator

Is anyone investing in any outskirt DFW cities/towns like Weatherford, Greenville, Waxahachie or Cleburne? I'm wondering how to perform market research in these areas. I'm looking to buy and hold properties but will flip any if there is a opportunity that makes sense. Is anyone having success in these areas?

I know this is late but a performance deed is normally used in a creative financing scenario when buying real estate. I am a newbie to this but I will try to explain it the best I can. You will see this in seller finance or subject to deals where a seller does not want to go through a long foreclosure process if something happens to the buyer(death, abducted by aliens). The buyer can add a performance deed to the transaction which basically states that if the buyer defaults on the loan, the property is transferred back to the seller without a long and costly foreclosure process.
