Nathan G. maybe it’s that I didn’t expect that response from someone in Wyoming among the calming trees and mountains, I do miss mountains but would miss wearing shorts and sandals almost year-round.

Gail Dudlicek if I was selling I would supply a home warranty but that to me always seemed the only reason for it; and I know what a roof and A/C cost as I just had both replaced on my house and I have replaced the dishwasher, microwave, faucets so not coming in blind thankfully, and thank you for responding.

Ben Zimmerman sorry to hear about all your troubles with your first rental, thank you for sharing, it really helps prepare for what I’m getting into

Jonathan Watt so you are part poet, nice and thank you. The person I rented from that had the warranty did have good A/C companies doing the work but every technician that came to the house all said they would have to replace bits until they could no longer get the bits no matter how bad the thing ran or how many times they had to show up, it’s really a disappointing thought someone would suffer through a hobbling machine.

Terrell Garren all insurance seems to be partly a scam anymore, with them expanding beyond emergencies to covering less emergent issues but not doing it well, I wish there would be more maintenance plans that inspect and catch issues early than cover failure but I guess that is what I have to set up for myself. I was wondering how you found your what I am going to call your “maintenance group”? Was it through trial and error mostly, lots of leads? How do you know when you can trust someone so much that you just allow them to send you a bill? Looking forward to hearing your response and thanks for the replay.

@Brett Palmer you can of course use that money to make you more money but if you only want to pay off some debt...your primary house doesn’t make you any money unless you are house hacking. Next question would be what is the interest rate of each mortgage? Maybe just put it towards the higher apr.

You are being kind to someone you know and losing out on $800 / month income, give yourself some ice cream with sprinkles you deserve it. You may continue kindness by giving them first dibs at buying the place. Now I'm a newb so hopefully someone can confirm that I have learned this correctly. If they have down payment of $60,000 maybe you could consider selling it to them for $275,000 and do a wrap around mortgage. If they don't, lock in the $300,000 (or more?) sales price and bump up the rent to collect the extra needed to get to the down payment amount in about 2 to maybe 5 years, your call. The extra amount to be held in a separate account, don't know if an escrow account would need to be used to hold the down payment money collected. If they cannot afford that then they cannot afford the house. You are not doing them any favors by trapping them in a house they cannot afford. Sound good? Good luck with your decisions.

Thank you @Tracy Minick for the heads up. The part I really didn't like when I first heard about home warranties was that they would repair things until they couldn't anymore then finally recommend replacement and that I don't feel would always make sense. I got really sick and tired of having to meet the repair person when they could have just replaced things and let me go on with my life.

Thank you @Nathan Gesner for the information about PMs not wanting to deal with them. It seems I got your dander up, sorry. I am not a landlord yet so I was just wondering if this is a practice of landlords and why?

Is it recommended or necessary to have a home warranty for your rental? One of the landlords I rented from had one so I was wondering if I should get one? I don't have one on my house right now as I am kind of against them but when I move out and put it up for rent, would it be a good idea?  Much appreciate any advise, stories, etc. Also, not sure if I posted this in the correct area but hope so.

 Thank you for the information. My husband and I are hermits and joke about moving into a hobbit hole :) and not just for hurricanes.
