I'll add that if you're looking for a home under $120k you're probably not going to find one. It will either have enough issues that it won't be worth your time or it won't rent for enough to cashflow. However, in higher priced areas you can expect more appreciation and more cashflow as well as a reward for a higher downpayment. There are still plenty of deals in Huntsville if you shift your price range. In addition, the broad range of people moving here creates a rental market that can go up to $2.5k a month! You just have to evaluate each deal individually for the different pockets of Huntsville. 

In addition, many investors are still looking for 1% deals. 1% made sense before the interest rates dropped so low! Run your numbers again on some of these deals and I think you'll be surprised. Happy to chat more with anyone interested. I am a local investor and agent.

As @Gorden Lopes mentioned, fourplexes come in pods in Huntsville. There are some other intricacies that make a strategy based on multifamily tough in Huntsville. My husband and I own a fourplex in south Huntsville. I would recommend that area over the Ascent Trail neighborhood and would be happy to provide more context, just DM me.

Hey @Luke Hadden, you could always try it. We don't for our MF units, but we also have an equivalent "loss" in income as a result. Renters seem to forget that when the landlord is paying the utilities their bills are lower and the rent should thus be higher.

I've picked up the same vibes. I have been asked to "find deals while the market is slow". But that hasn't really been the case and I haven't seen anything go for less than fair market value without other "issues". 

Indeed, three separate properties that I had clients interested in this weekend went under contract within 48 hours of being listed. The offers were due within 24 hours of list and they all went over asking. As an investor, even now, post-COVID, you cannot expect to get 24 hours to evaluate a Huntsville deal, not even 12 if the property was posted in the morning.

I'd recommend putting RidX in the septic every 1-2 months in addition to having it cleaned every 3-5 years--depending on your tenant. One old lady can probably push it to 5 years but a family of 5 or so would need a more frequent cleaning. Put the RidX in the lease agreement and your tenants will do that part for you. 

Get it inspected before you buy to make sure there aren't any major issues, like root intrusions. They will also clean it when it is inspected, so that's your first round.
