I'm glad you have chosen against the shaming route. Think past the anger. In a year, will it be something you thought was still the right thing. If you did it, there's a chance that you would still be hearing about it in a year. Wouldn't you rather move on with your business? Breathe and move on. I believe we all get what we deserve in the end. Don't let someone diminish you. Good luck. I hope you get a phenomenal tenant to replace him.

I personally have always gone with the "till death do you part" theory of owning a car. I don't like leasing.

My brother leased a car for his wife, they ran into a financial blip but the payments were theirs for another year and a half. A friend wanted lower payments so paid more up front for her lease. Unfortunately, she was t boned by a teen and she owned nothing. THe insurance company paid the car dealer. Not her. 

I don't think a car is an investment. It is a mode of transportation. As I've aged, I prefer more comfortable modes but keep it way less than a mortgage payment. My husband used to lease. He loved it. To each their own.

I don't know about your state but in NY that's a felony. You know who did it. You just have to explain that access to the apt was limited. You don't have to prove anything to file a police report. THe police need probable cause to arrest and the DA needs proof to convict - not you. Police, insurance then renovate. Any other tenants nearby who saw anything? Also, what about filing a claim against them in court? THe judgement will sit in their file forever. You never know if they win the lottery lol.

If you don't file a report then it never happened. You have no idea if this is happening to other owners. A contractor may be buying the stuff and the police may be able to round a few people up with enough pieces of the puzzle.

@Kim Heinrich - I'd recommend Never Split the Difference by Christopher Voss - read it and listened to it twice after listening to the podcast. Excellent psychological perspective.
