How do I negotiate the price while there's a mortgage.

ok. I plan on wholesaling a property, the owner has a mortgage that he is still paying. How is the mortgage paid off to make the title free and clear ready for the end buyer?

I mean how does it work out does the buyer take over the payments or does the seller finish paying it off at closing? How is the title free and clear for the assignee buyer to purchase. 

How do I go about putting a property under contract that the owner is still paying off?? 

Today I took action on checking out a potential sellers mobile home. I didn't really as much he did most of the talking, it seemed he was straight forward and showed me the pros and cons of the house. He seems motivated to sell. 

Now what are questions you guys ask potential sellers?

I been looking around for a purchase and sale agreement and a assignment contract and no luck. Please I have a lead I'm looking at this evening and I want to have the contracts ready. thanks for the advice . I'm Looking into bird dog , so I can gain some knowledge and experience. Start small to go big. Right now I realized it's not about the money at this stage it's more about building your knowledge to get to the next higher level. So I think being a bird dog might be a good start.

I'm new to wholeselling not to mention realestate in general and now I'm getting my contracts and team together before I hit the streets. I talked to a couple real estate attorneys and they don't seem to know much about wholesale. Can anyone point me to the right direction?
