   Who's offering 30 yr fixed 20% down financing with no reserves on a duplex in this market?

Howdy Case! My name is De'Anton I've flipped a few homes, own a few rentals, and potentially adding two more duplexes after a sale here in Nashville. Im always open to helping reach out brother!

@Reid Chauvin I'm wanting move this property to a non-primary home based loan. Im okay with keeping FHA and doing a straight-line refi or whatever my options are as long as I can get away from it being a primary.

Thank you, but the issue is the 12 month affidavit that I'm fighting.

I have a duplex I purchased with a FHA loan. I put property in my personal name, and now I want to put the property in my LLC or at least from out a primary home situation. How can I make this happen? My first payment was made 11/01/2021 (exactly 6 months ago).

@Jason Wray thanks brother!

Im buying a duplex in Nashville with a commercial loan at a 4.75 interest rate. What letter grade is that of 10/08/2021 in this Covid market?

Hey everyone, Im creating a pro forma for the first time and want to make sure im creating this correctly. How do I calculate interest income, what are a few tenant charges (income), and expense reimbursements. What are a few utilities to consider, and how do you calculate turnover expenses. This is for a duplex in Nashville TN.
