Hello, I have a home under contract that I’m looking to have finished and need an estimate on it. It’s large single family home but I want to add or put in a in-law suite. I would also need architect drawings to show where the in-law suite would be placed.

I'm looking for someone to come look at a rehab project in Norfolk,VA and give me a budget for it. I also need a architect to draw plans for city approval. It's a large single family home that was unfinished and I'm adding an in-law suite to it.

Good Morning, 

I am trying to get any information at all on the process of turning a Single Family resident into a mulitfamily one. The neighborhood is already mixed use for single family and duplexes. I am trying to learn the process, as I have a home under contract and I'm being told by a contractor that the city has not been allowing conversion of units, due to them building at lot of multifamily homes. I suggested making them inlaw suites, instead. Yeah I know, but worth a try. Any suggestions?

@Justin Lanciault @Curt Davis I was previously working with one realtor and switched, the property was not under contract at first due to the seller, not wanting to make repairs. I have since stopped working on the property and pursuing it. I do not have the VA loan property under contract yet, but I was reached out to secure it. I see I messed up staying i have them both under contract, I was seeing what options are available at this point in time. I am going to decline the VA offer.

Well, I dont know what to say to short it out, but I now have a property under contract with a FHA loan and a forgotten property now under contract with a VA loan, due someone else unable to close. Is this legal?? Can anyone tell me if they both will come up as double dipping?? (I didn't provide much of a back story, but the pressing issue is there) Thank you for your help.

@Scott M. yes it under contract, one lease appears to have been renewed in June 2021 and one set to expire September 2021. I am currently reading and it does not explicitly state anything. Neither are currently month to month.

@Melanie Moore use a downpayment assistance program, so that way you put your money into lower your DTI% and still have the money for closing cost and downpayment, which could be forgivable and free over time. You could do a cash out refinance or heloc agaisnt the property and use those funds to paydown debt and have some leftover for the cost for the new home, or you could do both use a combination of both methods. You would qualify as an firsttime homebuyers if you have not bought a property in the last three years, which also opens you to other financial help. Hello, I currently have a property under contract, but It has two section 8 tenants, which I do not mind, but I am using FHA financing that of course means I have to move in. So do I have to give one the some eviction notice or should I get the seller to start the process, so I do not have to do it?

I agree with both !@Sean Rooks and @Kristopher Kyzar both areas VA BEACH and Chesapeake are strong as they continue to build and expand, but definitely depending on the deal you will be far from things people look forward to and become car dependent. Norfolk is solid but is definitely saturated with investors, mostly those fix and flip companies. But each of the areas has it potential as the military keeps people coming through each area.
