Mark Gallagher What you said is more in line with my thoughts. Regardless, the man asked for opinions and there's some real self-righteous commentary going around. BP is better than that. When I buy from a wholesaler and tell him cash, they seem to understand that it's the same as a HML - I've not had problems with my lender, not sure about the issues others have had. I bought some MLS property before and said cash, no contingencies, and then financed, but I had real cash available just in case financing fell through, and no one seemed to care... Maybe I just got lucky. Never dealt with auction stuff like that, always done financing on the few HUDs I've bought. My 2 cents...

You can have multiple VA loans (personal experience - I've had BA loans, although not at the same time), but they work off of a max loan amount (~$417k but also depending on where you live, as different areas have some type of cost of living multiplier added to the equation). The subsequent loans are supposed to have some additional fees or some such, I don't exactly recall...

I would imagine this is probably a mortgage broker that is shopping the loan, hence the badly named (but accurate) 'success fee.'

To quote Pitbull, who was translating a Spanish proverb, "Ask for money, get advice. Ask for advice, get money twice." You're welcome.

Andrew Postell Sorry for the thread hijack, but I'm trying to get ahold of you to find out about your lending in DFW. However, your information is 'hidden' and I can't figure how to PM you. Thanks, Dean

@Freedom Jonson I think they are looking for someone to recommend a realtor that meets their needs, do you know one in particular?

Thank you. I think Texas may have laws against that particular transaction. Hopefully, someone familiar with the rules in Texas will chime in.

My wife and my mother are on the loan for our residence, a SFR. I want to 'buy' the house from my wife and mother using my VA loan, and I want to finance 100% of appraised value. This would result in me getting approx $90k back at closing. Can I do this? Several lenders have already told me I would have to do a refi, and that I can't get any cash back in this type of arrangement. Anyone know differently? Useful info (approximations): Purchase price: $230k Down payment: $40k Current loan: $190k ARV (about to remodel it): $280k Thanks for the help. LO's please chime in.

Alex Correa Early in this post there was a guy that said he was a cofounder of the company. Have you tried reaching out to him about your issues? Might help to get the ball rolling. Sometimes new companies don't have all the systems in place for things as simple as updating the website or issuing returns. Sometimes, they neglect these things on purpose for nefarious reasons...
