I believe that is just your bank, when my tenants make their deposits they provide the teller with their address or their name.  When I login to my bank account it shows deposit the amount and my tenants address or name, and most important the date it posted.

In the event none of them leave a message in the memo line, I would know because all of my rents are different amounts.  The one tenant that pays online, it shows a deposit from easyrent.com and my tenants amount. 

If your name is on the account you should be able to see everything that happens with your account.  - Maybe you should start shopping for a friendlier bank.

Yes there is.

All of my properties are paid for, with the exception of one.

After the tenants deposit their rent, I transfer all of their monies into my business savings.  I have only a small amount in my business checking account.  I save all the cashflow in my savings account until I'm ready to buy my next property.

The one with a mortgage, I pay the note, insurance and taxes,  and whatever is left I transfer to that savings account.  

That's just me, other people may have different reasons for transferring the money.

All my tenants deposit their rent at my credit union and have the teller write a memo with their address or their last name so that they receive proper credit.  It also shows the exact date the rent was posted.

I also transfer the money out the account after the deposit(s) posts.

I have one tenant that pays online using EasyRent.com

I used Cozy prior to EasyRent.  They work fine, I did not like that it took 5-7 days to get my money from my tenant's account.  EasyRent was faster.

EasyRent has good customer service.  They always replied the same day and answered my questions.

The only issue was the one I spoke about in the previous post.

I've heard other users using Dwolla for their online rent collection.

Hello Gerry,

I currently use them, I had one of my tenants sign up for ACH deposit.  When I signed up with EasyRent they told me the fee to my tenants would only be $1.00 or I could pay the $1.00.

When my tenant went to pay her rent last Friday the 31st, she was charged $17.00.  I contacted support and they told me it charged her $17.00 because she used her debit card.  Only payments received from a bank account are $1.00.

I have not used the tenant screening feature because I am at 100% occupancy!  

I do like that fact that I receive e-mail updates after any changes I make and when my tenants make payments online.

The only other issue I have with this service is that I am not able to pay vendors from this website.

Hello Roy,

I charge $300 non refundable pet deposit, plus $25 per month per pet. 

I have had no issues collecting this, as most pet owners love their pets and they pay to have them. 

You can adjust the deposit as you see fit.
