@Ben Roberts I've used quicken products since there introduction and keep records for three landlords with quick books pro now.  Until you reach the buy and hold Stage I personally think a good spreadsheet, a cash back credit card with paper statements, and that new mileage tracking app I see on tv would be much simpler than quick books.

@James Wachob Foiled again, with all my planning for my winter trip to Memphis I will be leaving town on the 10th. I do plan on attending the MIG meeting on the 9th so hopefully will get to meet and greet a few successful locals. I'll take a rain check for the next one.

@Edouard Pierre I have recently installed a couple of mini split systems, LOVE THEM. Install  separate mini splits on each unit

@Tim Bergstrom I own a few rentals in the Memphis market and frankly can't see investing in anything there that has fire damage. I have done some fire restoration years ago and you just never really know how deep you have to go to restore correctly. BUT more important there are so many properties available at this price point why bother with such a mess?

@Jerad Miller My rule, that is a lie, my wife's rule, forgive me darling, is to never touch the equity in our primary residence for leveraged investment purposes.

@Jen Lucas I love your plan. My wife and I have pretty much the same plan. We are a decade ahead of you in ages so we are concentrating on carefully 1031 exchanging some leveraged properties to debt free "doors" in quality areas. We are also doing as much capex as practical on our long term holds while we are working and can absorb the cash hit better.

One thing we are doing that you might consider is to hold a few nice SFR's, our idea is that should circumstances require in retirement we can always sell one or two for other adventures without affecting the master plan significantly.

@Joshua Smith Yes in fact this years trip is second week in feb. KC, MO first stop then on to Memphis. Managers, contractors, attorneys, real estate agents. bird dogs and anyone else I can listen to. I hope to have time to find a couple more SFR's while i'm back there. I hope to attend MIG meeting while in town if the pro's will have me.

I know this is against the "rules" but if your making a cash flow play in a market that will not have much appreciation why not just pay cash for 2
