Hi! My name is Dean and I'm new to the Wholesaling/REI industry in general. I was wondering if anybody had advice for a guy that wants to get into Wholesaling, and if you know any references in the Phoenix area. Thanks!

First to understand is that this path you have chosen is still work, just like anything else you might choose to do.

For a sports reference: Before you can score the touchdown (travel the world) you have to catch the ball, run down the field, and avoid getting tackled or pushed OB. None of it is possible until you actually get in the game (which requires years of practice and study and sacrifice). 

I don't say any of this to put you off... just to prepare you for what is required to actually execute on the goal. Read the books/blogs/articles to build your understanding (study the trade). Talk with all kinds of others about your passion (practice your pitch). Listen to those who have already achieved in order to further your understanding from their experiences (practice networking, study examples).  
Start at the beginning, be productive using the resources you have in abundance, create value for others while building your accounts.

Also, I second what @Nicholas L. has instructed. He is telling you exactly how to start at the beginning.

For a building reference: Every magnificent structure started first by digging down... to prepare the site for a solid foundation... upon which the structure would be built.

What are some of the best real estate investing markets (particularly for greater cash flow), that you're aware of?

welcome. the best possible way to position yourself for success in real estate is to get a great job out of college, maximize your W2 income, minimize your expenses, and house hack.  that job will make you bankable - David Greene is now calling it a "down payment generator."  and the great thing about house hacking is that you can do it serially - every 1-2 years.  this allows you to scoop up properties with a low down payment each time.

House hacking truly does seem like the way to go, I simply just want to get the right and trusted people around me to be able to find a great deal on a duplex/triplex. Are you familiar with wholesaling by any chance? I've heard a ton of people succeed through that route, at least at first, and then transition in to using that profit they make from wholesaling and putting it on a rental property.

Hi everyone! My name is Dean and i'm currently a 21-year-old attending college in Arizona, however, I reside with my mother in El Paso. First things first, I would like to say that BiggerPockets has undoubtedly shifted my mindset of partying and doing what your average person does, to a gritty, determined, real estate-savvy mindset. I took a big interest to real estate about 7 months ago, and I've been researching and reading books about it ever since. However, I don't necessarily know how to start and who to talk to. My main goal in life is to live off of enough cash flow through rental properties so I can travel the world. I also just recently took an interest to wholesaling, as this might be a way to pay for my first down payment on a property. I'm looking for some type of trusted mentor (preferably in or near El Paso) to express my interest and receive knowledge from. Even if I can speak to somebody over the phone about my details and plans, that would be fantastic. Looking forward to starting my investing journey!
