 Hi Doug.  Essentially, yes, but all of the reputable brokers and websites which I'm aware of only do sale listings, and not rentals.  I'm looking for any recommendations for companies or brokers that will do the flat fee least listing, as I'm unaware of any.

Hi all,

There are many reputable companies who will list properties (for sale) on realtor.ca for a flat fee without the use of an agent, hence saving commissions, but I haven't been able to find anyone reputable for leases.  I've searched around and came across a few poorly designed websites on Google with no reviews anywhere who offer the rental listings.  

I'm turning around to the community for help, does anyone have any recommended companies they would suggest that offer the realtor.ca listing service for a flat fee, no commission?

@Jennifer Tan Great ideas.  The sales center is closed though.  I actually tried that approach last summer...I spoke to the guy who ran the sales center but I got 0 leads from him.  Do you have any recommendations for any agents in the city for assignments? I would pay maybe 5% if he got me a good price, just want to break even at this point.

A relative told me to dump 2-3k and furnish the place, maybe even give the furniture with the sale to make the unit look more appealing.  The layout is rather narrow, so it will be hard for people to move their furniture in, depending how big it is.  I hate to lose more cash but it may be good "gamble" at this point.

I've had 5-6 showings but no bites.  A couple people advised it was too small, a few didn't give reason.  I think the layout is killing me with the rental market.

I have a site where I was thinking about posting the unit for sale, it targets the chinese who are looking to invest and purchase international real estate.  The damage is $500 for a 3 mth listings.  Some reviews are decent, but some advised against it and the site led to 0 leads. Again, another gamble with my $.

Thanks for the response.  I'm actually out in Saint John for work, not too far from you.

The market in general I think is good considering over a quarter million people immigrate in to Toronto on a yearly basis.  It is a bad time of the year and all but I'm just trying to think outside the box with this one and how I can approach it.  I've already built a website showcasing the property and dumped cash on advertising which got me no where.  Looking for some more strategic approaches from the pros around here.

Just a brief history, I purchased a 2 bed condo in Toronto, 10 mins from downtown, nice growing area back in 2013.  It closes in 1-2 mths but I want to try and reassign and dump the unit.  I've had it on the market (realtor) since Nov.  I dropped the price 20k in Jan, not a single bite since.  I've done the kijiji/craigslist advertising without luck.

At this point, it's heading no where and the builder has it for sale on realtor as per the strict agreements for assignments, so he's not working in my favor to sell the unit.  Are there any other strategies I can use to sell? Target big corporations who need the space for remote clients or consultants, investors (foreign), etc.   Does anyone have any guidance or tips on how I can push the sale of this because at the rate it's going, I'm not selling any time soon.

No, not Jane and Finch lol.  It's a really nice area, central and close to everything (The Queensway and Royal York).  Price point is quite good, thre are a couple units maybe 100-150 per mth cheaper but the units are not as attractive, bad views, exposure, no incentives, etc.

I spent $50 for a week - top ad on Kijiji - 341 Hits - 1 Inquiries - 1 Viewing

I spent about $35 on Facebook Ads - 136 clicks to my website - No inquiries

I'm not a pro with the fb advertising, it's hard to target "renters in Toronto'.  Anyone have any tips on how to target the right audience?

Gary advised that the ad, pictures, website is on par :) Just no luck!

Still no bites.

I've tried craigslist, kijiji (paid for top ad).  I built a website with full blown pics and been doing FB Marketing for a week, nothing.  I had just two inquiries....one showing.  The one showing "too small".  The second was was supposed to show today but I just got the text message of the year "Hi, I'm cancelling the appointment today.  My kichen is on fire.  I will reschedule.  Thank you".  Not too sure about rescheduling that one, I have a pretty nice kitchen LOL.

Hey guys,

I have a property for sale (assignment) or rent.  I built a website for it to promote and I'm currently promoting on the usual channels - kijiji, craigslist, etc.

It's a little easier to do google ads but I was wondering if anyone has any tips on facebook ads and targetting my audience.  It's a bit tough to capture people looking to rent or buy to move in.  I'm advertising the sale of it as an "investment" so I'm targetting investors but what's the best way to target renters and individuals who just want a place to move in the area.

This is currently what I have it set to:
