Facebook Ad Targeting - Selling and Renting

Hey guys,

I have a property for sale (assignment) or rent.  I built a website for it to promote and I'm currently promoting on the usual channels - kijiji, craigslist, etc.

It's a little easier to do google ads but I was wondering if anyone has any tips on facebook ads and targetting my audience.  It's a bit tough to capture people looking to rent or buy to move in.  I'm advertising the sale of it as an "investment" so I'm targetting investors but what's the best way to target renters and individuals who just want a place to move in the area.

This is currently what I have it set to:

Targeting & PlacementEdit

Location - Living In: Toronto (+50 mi), Ontario, Canada

Interests: Creative real estate investing, Investment, Business, Real estate investing, Real estate or Investor

Age: 25 - 55

Gender: Male

Mobile Placement: Third-party Apps or News Feed

Desktop: News Feed or Right Column

The best way to get really good exposure for a property for sale or rent is to run two ads on FB per objective. (a boosted post for 3-5 days with an ad spend between $5-$10/day and a conversions ad for 5-7 days with an spend around $15/day).  To collect leads, you'll want to send people to a landing page and the best way to do that is to withhold additional pictures of the property, address, price, video etc. until they provide their email and name. 

Step one is to make a post with a few details about the property with between 5-10 photos. You'll ad a link that sends them to an opt-in form to collect their information. 

With that post done, you'll create an engagement/boost ad (using that same post from your business page) and target people who like your page and anyone connected to them. (This will add "likes" and comments which you'll need for social proof. It also helps the FB algorithm to see that people are engaging with your post.) 

Then create a conversions ad using the previous post. If you're targeting to attract renters: 

Location targeting can be anyone living in that radius, or you can do it by zip code.  I wouldn't touch the age. I would exclude Homeowners. You can target renters specifically, but just make sure you're not limiting your audience too much.

Placement - IG can be a little more expensive, but if your expecting younger renters, you may want to spend the money. IG's audience tends to be younger. FB mobile placements are pretty inexpensive compared to some of the other placement options.
