Thanks for the tip, @Jon Holdman. And I just decided to go with Pinterest for now, @Ashwani K., since it's photo based and links automatically to the source pages to buy the items. I had to create 15-20 different boards for different categories but this should work for now. I'll just pull this out on the iPad when I need to tell the contractor what I want.

@Justin Ellis Oh I didn't know this was for buy and hold. You're totally not going to want to use hard money with that then, lol. They're mainly in it for short-term flips, correct. Like Drew said, owner financing would be a good alternative for that if you could work out a good deal. The steps you listed sound like a good plan. Exploring other financing lenders who may be interested in rental income would be ideal for buy and holds over the long term.

Yea, fear of failing, especially with the first deal, was my initial problem. Then I said I'd try to learn everything I could so I wouldn't make a lot of rookie mistakes. I realized I would learn best by just actually taking action. At least get a firm grasp on a plan. Ask yourself -- what exactly do you want to do? Identify step one, and then get to it! With a plan and some education under your belt, you'll feel a bit more confident about taking some action.

Network on here, look for local REIA clubs to talk with fellow investors in your area. I also highly recommend reading "The Real Estate Investing Rehab Bible" by Paul Esajian. He gave a very detailed look into the step by step process of building a team, locating a property, rehabbing it and selling it (or hold it if you want a long term rental portfolio as well). Finished it yesterday and already reading it again. Best of luck!

Trial and error, but also expand to other services like Angieslist or check with your local REIA club and ask for some recommendations. Fellow investors in your area could give you the best help with those. Forgot what I just did 2 hours ago lol: check meetup and look for a live rehab as well.

Well there's two options here hard money lenders and private money lenders. Try going to the users search on here and search specifically for either of those types. You may even want to expand it nationwide as many lenders lend money from coast to coast. It would also help if you could generate a report using one of the BP calculators to give them all the info so that they can make a decision. It's currently what I'm doing for my project. Good luck!
