 A standard 3 bedroom, 2 bath single family residence.  The bread and butter of buy and hold landlords and fix and flippers.  As long as it is bought fairly well (below market value including renovations) is also the least likely to be horribly damaging financially even with some missteps since they can almost always be sold on the open market at retail prices.

Thanks, Paul. I was considering what Brandon Turner calls "house hacking" and starting my rental portfolio with a duplex. That's also because I watch too much Income Property, lol. Nice, I'm learning some REI lingo. Today was a good day.

I am a pretty new to real estate investing, but was first interested back in 2008. I got to a point last year where I decided to stop "waiting for the perfect opportunity" and jumped right into it. I've mostly just been educating myself through some books, articles and podcasts but I am now ready to complete my first deal.

I want to start wholesaling to build capital for rentals and fix and flips down the road (along with some other ventures), but I would like to get a mentor in my area that can guide me through my very first deal. I'm a very bright guy and an extremely very quick learner and problem solver. I get the gist of wholesaling, but I want to learn to master it so that I can be the best investor I can be.

Welcome, @Desmond Guy. I'm a newbie wholesaler in Baltimore as well, and I agree with what Ned said. In addition, I would also find a few podcast episodes specifically about wholesaling. BP has many, as well as my new favorite podcast: Escaping the REI Newbie Zone. 

The one thing I would say you'll need as a wholesaler is to develop your business brand and get started with your marketing. Start drafting ideas and methods that you think you'll need to successfully market your business.
