First Steps...
REI from Hawaii (Honolulu) to be exact. Question is where to actually start, how to start, and who to partner with to actually generate action. Hawaii based REI's, please reach out and should you need someone that is MOTIVATED to assist you with anything other than just reading material after material with no movement as of yet, that'll be me.
With no experience, anything that is going to at least initiate some action on my part would be HUGE...anyone need a helping hand or could someone with excellent interpersonal communication skills, an infectious personality, humility, and aptitude for developing and learning new skills...please feel to reach out...aloha!

If you are looking to be a bird dog for investors, create a script/message, then call/send to local real estate professionals. (Such as landlords who are posting "for rent" signs-signs that do not have a business number or website)
Use online search tools with your target areas "city, state and cash buyers", or your "city and real estate investors". (You should get a list of resources to look into.
If your part of the country has craigslist, advertise on there under real estate services for bird-dogging. (Again, you will need to use trial and error when developing your message to see what gets the greatest response.)
Google "free advertising" and your city, state to get a list of free advertising websites, if any, in your part of the country. If any sites appear, utilize these sites to get your message out there to potential buyers.
You will gain insight and personal knowledge as you read and associate.
Also, search here on BP with " keywords". Many, if not all of your "starting" questions have been answered in the forums. BP has been around for many years.
I hope you will get at least a spark because of something I have said here.
