@Erika Sleger thank you for that information. I definitely plan on buying a four plex first. Its good to know about the tenant friendly laws though. I need to learn more about Virginia and Maryland laws, because it maybe a good idea to purchase my next property outside of D.C.

@Alison Michel I love to here about people using passive income as a way to be financially secure, as well as help society. I actually want to have beautiful rentals that are affordable for people with low incomes, and I believe with my young age and not being in too much of a rush to be rich I can make it happen.

@John Elmenhe you are definitely on the right track by planning your real estate goals at 15. You will be able to learn so much, that when you start you can prevent common real estate invedting mistakes. I actually didn't start thinking about investing until age 18, but I always knew I wanted to get into the business of owning hotels, resorts, shopping center etc. I plan to start investing in small multi-families to start off, and as I learn more I will build on my real estate investment portfolio. I will be glad to share my experiences once I start attending meetings. One more tip is to stay focus on school. Real estate is exciting and sometimes I read more about Real estate than I do with my current studies in school. Take it one step at a time, be a great student, always work hard in whatever you do, and build relationships and once your ready to invest your career will take off!

Hello Everyone,

I am currently a college student at St. Andrew's University in Laurinburg, NC. I will be be graduating next spring, and returning to the D.C area, looking to dive into Real Estate Investing ( I want to use my youth and take advantage of the time value of money). While I am home for my summer break I would love to attend some local REI meetings and other events/meetings with local investors. I want to learn as much as I possibly can and I would love to meet people with experience in the DMV market.

I appreciate the information. I see that you are from the D.C area as well. I am currently developing a budget and I realize that the D.C area is very expensive. If I was to buy a 4unit for 200K-400K, how expensive would it be to find contractors that can do simple repairs to enhance the place a little. For example landscaping the exterior and powering washing the old brick. Also interior carpeting/hardwood floors and kitchen enhancements?

I am glad to be in this community of Real Estate Investors and Professionals. I am actually 20 years old and interested in buying a four-unit apartment in the Washington D.C metro area (mainly DC and PG county) next summer after I graduate. I have a decent savings and still building on it, the only problem is that I am not sure if lenders will lend to me without a long history of income. I have had internships and part-time jobs, but nothing permanent. I have a few job offers and I was wondering if I secure a good job will lenders work with me?
