Good Afternoon Everyone,

I will be investing in real estate upon graduation from college in Summer 2015. I have decided that I will be investing in small multi-family apartments in working class neighborhoods.  I tend to think years in advance, and I would like to know some exit strategies for this niche of investing. I have heard that liquidating multi-families is pretty difficult, so I would like to see what the BP community thinks.

@Zachary D. I am currently working on purchasing my first property and building a successful track record of cash-flow and ability to lock-in great tenants for my buy and hold.  I feel if I can present investors with proof of my ability to produce returns it will be much easier to secure private money.

@Jason Powell I have been looking into the home path, because of the never ending mortgage insurance of the FHA. The only problem I having is that sometimes the properties that I am interested are not posted on the homepath website. Can you tell me a little about how your loan process (what I need or things I should know and do), so I can be prepared, and able to close quicker?

@Darrell Hardy That information was very helpful, I really appreciate that. Thanks. I have read that there are 203K where more than 35K can be used, how do you feel about those and how long do they usually take to close.

Thank you I appreciate that, do you know if there is a limit for the loan. Say I bought the house for 100K, how much in renovation cost can I roll into the loan?

Hello Everyone,

I am a young investor interested in using a 203K loan to purchase a property. Does anyone know if you can use this type of loan to purchase any type of property specifically a four-plex? Also, does the property have to be a HUD property?
