Thanx @Kevinfletcher for ur feedback, how would u suggest to get the proper repair cost/arv for someone who is wholesaling the property from another state?

What im tryin to come up with is a professional straight forward package i can send cash buyers threw email. I feel theres alot of bogus wholesalers out ther messing it up for hard workers such as my self...

Hello everyone.. I had a question for all the cash buyers out ther... what do u look for when u receive message from a wholesaler saying they have a deal for u? Of course the numbers always have to work but what else catches your eye and makes u want proceed with the wholesaler? What exactly do u want them to list on that 1st email that makes it easier for u to breakdown if its a deal for u or not? Anything that u find annoying that a lot of wholesalers do? Any feedback would greatly appreciated Thanx

yes i have contacted them sice they seem to be the only major players in that market. They hae a great blog with all the fix and flips pics, these guys do a great job

Hey guys quick questions, where do i obtain tax delinquent lists? Is there a certain website for each county/state or do i have to go down to my local court house? Also what is it that im actually looking for besides name and address, how do i find if they even have a property thats backed in taxes? Steps to to get to the seller b4 they even get on the tax list ? Sorry if questions r stupid , just trying to learn as much as possible

thanx NAsar i have joined a area meetup in my area, next meetup is in April. Looking to join hartford meetup which is a few milees away from Western MA so im sure to meet some investors doing deals in both states.
