Hi everyone,

Although this is old, I'd still like to thank the majority of people who choose the moral route even if it's more inconvenient for them. 

My fiancee and I got out of the military and move around a lot. We both have higher than 750 credit scores, a co-signer, and proof of 6-12 months rent available, with zero rental issues since we've been in military housing for eons. We don't have traditional jobs so proof of income is tricky for us and I only apply to apartments after making sure a cosigner or proof of cash is acceptable.

Between the two of us, we spent almost a thousand dollars on application fees in Tampa. Neither of us had had to rent for almost a decade and did not fully appreciate that owners will take dozens of nonrefundable application fees for one home. 

This time around, I know ronask and receive in writing how they determine who gets the the home. If they take a month to get as many applications as possible and then refund me anyway, great. If they're just screening the "best" tenant and keeping my money, then nope. I'd rather live with parents or a hotel until we find an owner scrupulous enough to understand the situation from our point of view. 

I'm a member of this sight because I want to own rental property one day and help people find nice places to stay. I haven't had to deal with all the headaches that some of you owners have had so I apologize if this was a one-sided and ignorant post. But again I'm glad to see the many replies that clearly empathize with their prospective tenants.

@Devin Beverage Thanks for the update! I think you were right to not buy. Now when I see those 'great deals' I'll know to consider a couple more things that I wouldn't have thought of before. Again good luck!!

I see the property sold. Did you buy? If so how is it working out? Why was the price cut so much?

If you did not buy, may I ask what made you change your mind?

Either way, hope you've been having some luck in getting started. Tampa is not easy to break into right now!!

Hi Julian Greenway , That's the exact same strategy I'm pursuing right now in order to move to Tampa. Looking at Temple Terrace or South Tampa by Macdill. How'd things work out for you? Did you buy? Did you pass? Are you in another area of Tampa? Interested to hear your progress! -Daniella

Yes, great tip on the ID. I've just had a copy of my dd like some new guy. I was trying to get onto ft Hamilton for the first time since returning my cac and felt like a total outsider!

Hi @Herbert Fusco. I'm in the same boat as you! Creeping around right now and just picking up nuggets here and there. I intend to attend the next AIN meeting in Latham so if you make it, I'll say hi!

@Steve B., what made the the Poughkeepsie meeting more productive to you? Is it speakers, the attendees, or other?
