Welcome, I too live in Baldwin County and invest in Mobile and Baldwin Co. There is a new investors club starting up in March at the Daphne civic center. Everyone should try it out. I heard of them to. They are offering an "apprenticeship" in RE investing. I was invited to watch a live webinar about what they do. They teach others to invest like them which is good. But during the course of the webinar they keep using the words "joining" hooking up with" "education" which all led me to believe they are one of those multi-thousand dollar gurus. The webinar was kinda vague and they wanted me to sign up for another 1 1/2 he webinar. I was no longer interested. If maybe worth finding out more for you. But I smell these kind coming and I don't have time for such. Good luck

Are you in good terms with the neighbors? If not, become friends. They can watch out for you...maybe! Just a thought.

This sounds like a perfect senator of "when in doubt don't do it" and "Err on the side of caution" certified letter is my vote!

@Ian Cox, To answer your question, I am hoping that I can get to the bottom of the lien and that it's a false filing. The owner knows that the title co. that once held the deed/loan had embezzled money and was shut down by the IRS. He said he never got anything in the mail as to who held the loan from another property. Then I hope that I can negotiate the lien down for the owner. I really don't know anything about liens. I was thinking of doing a lease with option to lease in hopes to help him earn some $$ to pay off his debt and then once all was clear, I would purchase the property from him. 

The other big thing I'm concerned about is the property has an inground pool that needs a lot of work. 

I do know I have to go through the county to settle the unpaid taxes and reclaim the property from the current tax payer (not sure what to call the people that have paid the past due taxes) In Alabama, the owner has 3 yrs to pay any past due taxes plus 12% interest. 

I'm gonna keep moving forward until I have exhausted all means.

Any advice is warranted!

Congratulations first for already getting your cash buyer.I would say it depends on the state you are wholesaling in. Me, I am wholesaling using my name and business name on contracts. I will be turning my company into an LLC at the beginning of the yr. but to start out, you do not need a business license or LLC. You could call your title company and ask them some questions. They work with a lot of different investors and can give you some tips based on your states quite lines/laws. Hope this helps Good luck
