Sounds like you need to be looking at off market properties, REOs foreclosure and the like. Be sure to use the analyze tool here on BP.

Thank you guys for all the great tips. I apologize, I shouldn't have started this post as there is already several on this topic. Thanks for the grace to this newbie. I used to live in TN, Chattanooga to be exact. Boy I miss the trees in the fall.

I'm so glad I found this post. I'm a new wholesaler and like the others, want to be the best. I'm looking to close my first deal by the end of the year. Everyone has made some very helpful notable points. 

So it sounds like y'all are looking for:

1. Someone who approaches you (less work for you so you can keep doing the bigger stuff). Plus this lets you know they are a go getter.

2. Trust is a must and mutual.

3. Someone who will be a long time partner.

4. ???

What else makes up a great wholesaler? What are you all looking for?

Hello Everyone! I'm new here to BP and wholesaler. I have several houses on my radar and are needing to pull comps. I currently watch the housing market via Realtor.com and Zillow.com on my phone. Are these good places to pull comps are is there a better way/place?

Hello LaToya, Welcome to BP. Rich Dad Poor Dad will change your life. I'm sure there are others out there will say the same thing. I too am a new wholesaling investor. I haven't closed my first deal either. Joining BP has given me the encouragement I need to step out. I just love hearing other's amazing stories. I don't have much to offer you in way of experience, but I can offer you my friendship and comradery. Let us learn together.

I have a friend who rents out SF homes. She has in her lease agreement that property must be kept clean and trash free. She includes exactly what she means in depth in her lease. She gives them 3 warnings and if they do not comply, they are evicted  due to non-compliance. I've seen her do this at least 2 times in a year. Sounds like you need a real estate attorney. Your lease states it clearly... no business. He has a business license with your address on it. Sounds like you have grounds to evict.

I'm a new wholesaling investor. I have no problem finding homes. I do not currently have a buyers list so therefore I have not put any homes under contract. Should I really worry about getting a buyers list first or go ahead and put a house under contract and post it here on BP?
