Looking to network with a REI friendly real estate agent in the LA area. I need real comps when it comes time to figure the accurate number when speaking to the prospective seller. Any advice is appreciated.

How long is eventually?  The bank has had it for almost a year and its not listed, just sitting vacant.

I found what looks to be an ok deal. A vacant property owned by an out of state bank (from chain of title it looks like a credit default swap) that's approx 80k under median value. I have  not inspected the inside but from tbe outside I have not seen any issues yet. My question is A) Who at the bank do I contact about the property and B) In these situations do banks take less than they got it for just to get it off their books and C) How are successful offerss presented to banks with these types of properties?

Does anyone have experience in wholesaling a house that is in a trust?  

I have the contact information of the trustee and before speaking to them wanted to pick the brain of BP.

I am in the process of building a mailing list for the purposes of getting property under contract and wholesaling. I am focusing on absentee, high equity owners.

A) Are there any other good parameters that I should include to focus my list

B) Any thoughts on mailing out of State vs. relatively close (within 120 mi. from home)

So Chris,  in doing a short sale in the wholesale context, do I just tell my potential endbuyers to wait for three to six months with the promise of a good deal?
