Looking for a property manager in Jacksonville.  

Anyone have recommendations for Property Managment in Birmingham for a four plex?

I just want to make sure my math is right on this regarding my COCR.

$93,600 gross rents - taxes/insurance,  - repairs (10% est.),  - Cap-ex (10% est.), - Property Management (10%), Vacancy (5% est.) 

net cash $53,196/ total invested ($264,000) * 100 = 20.15.  

Is it appropriate for a Real Estate Agent to wholesale an "as is" property that is not marketable on the retail market (due to poor condition, deferred maintenance)?  And if so, does there need to be a discussion with the broker since they would want a slice of the pie?

What is the most economical system to pull numbers? I'm focused on fsbo's /expireds right now. 

What is good Insurance company for landlords in the LA area? I have an unattached duplex that I need coverage for.

What is good Insurance company for renters in the LA area?

I am currently working on getting my license. Primarily, so that I am more keyed into the real estate ecosystem of agents, escrow/title reps, mortgage lenders, access to MLS etc... My focus is wholesaling. Is this a good strategy?

I understand that there can be no "secret profit" when representing a client but can a real estate agent wholesale a deal ethically when there is no fiduciary relationship with a 'motivated seller'?

I am based in Los Angeles and am looking to connect with licensed RE agents so that I can get timely comps on properties I have identified. In return, what do you need help with?
