The 16 units I have are broken down as follow:

1 - 0br economy unit

12 - 1br

3 - 2br

1 - 3br

The rent are between $400 - $550 / month. I would consider this in a lower income neighborhood. Let me know if you are still interested and I will give you a call in the morning to chat.

Thank you for the quick reply on this! Looks like you are up pretty late in East coast time! 

In terms of PM, what is your experience in lower income rental area of South Bend? Can you give me an idea on how you would go about doing the following:

- Advertise for renters

- Requirements for lease (how do you vet a potential renter?)

- Process for eviction

- Property maintenance

- Month end / year end reporting

- How long would it take for you to get a unit from vacancy to rent ready

How did you do on your flip? Did the $6k purchase price and $4k estimated fixes worked out? Were you able to sell or lease the unit out?

Hi Everyone Else on this Topic!

Although, I'm from California, I've invested in a multi unit complex in South Bend July last year and so far it's doing pretty good. I'm looking for multi family units or SFR in the near future and maybe even looking at partnering up with local flippers out there for other deals.

Let me know if anyone is interested in doing something. REI is only a part time hobby for me right now but I would definitely like to look into getting more involved in the future.
