Eric Michaels I have two kids, a third soon on the way and an ex that loves to manipulate the courts and take as much of my money as possible even though she makes twice as much as me a year. So I need wholesaling to fund my fix and flips. My mentor doesn't do no money investing. He requires me to get atleast 5 grand to be able to put down or more preferably. So it might be bottom of the barrel to you, but to me it's a way to get my foot in the door and make some money to reinvest 100% of into my rental investing

Any investors in the Chicagoland area in need of a "bird dog" or willing to take on an apprentice of sorts and help show me the ropes of wholesaling? I already have a mentor for fix and flips and buy and holds but he doesn't do wholesaling. Any help or guidance would be greatly appreciated but would love the opportunity to truly work with someone on wholesaling and gain some hands on knowledge.

Stephen Anderson yes the bank own home is listed and I have the address found on the county assessor website.

Stephen Anderson I found a property that is bank owned. How would I go about contacting them? Same as a FSBO and just wrote them a letter concerning the property?

Stephen Anderson and what all do I need to do to complete the transaction with the investor and in turn close the deal for the seller?

Would love the opportunity to shadow or learn the ropes of wholesaling in Illinois from someone who is an established investor with plenty of knowledge and experience with wholesaling. Or at the very least a guide of where and how to start. Thanks!
