I agree, I got scammed last year by one "mentor" program based out of Brooklyn and now have to take legal action to get my money back. I think Bigger Pockets is truly the best source investor need to get our questions answered.

@Mandy Hildebrand In most cases a co-op must be your primary residence but not all. There are a few co-ops that allow you to rent from day one. I just found a building in Astoria, Queens. However in NYC we depend on the increase in the value of a property rather than the monthly cash flow so you really make your profit when you buy. Most of the investor I work with will fix up a property rent it out and use the increase in value to refinance and purchase other properties or do a 1031 exchange after a few years. Both strategies are difficult to do with a co-op but it's not impossible. Feel free to contact me if you're interested in the NYC market, I am a real estate agent and investment consultant.
