@Tiffany Campbell, I guess it depends on the location, but no, I don't think so in general. Have you been looking to invest in that area and found that to be the case?

@Jaysen Medhurst, you're right about Harrisburg, PA.  @Account Closed, a lot of investors are moving into the area because of the returns and there is also a current shortage of Section 8 homes available. I used to live in Queens, so I get it. Now I live in Central PA, so my company specializes in putting out-of-state investors together with huge cash flowers in the area and getting the investor set up with our team (property manager, realtor, attorney, etc.) so that it becomes a turn key process. We have a lot of buyers from NY, NJ, and CA.

I'm selling 4, single-family homes in Harrisburg as a package that are fully rented with long-term tenants. All four homes have new windows, heating systems, plumbing, baths, kitchens, water heaters, electrical, and two have new roofs. They've all been completely remodeled since 2008. Really nice houses with nice tenants.

There's nothing left to do, but collect the rent checks!

Appraised at $153,000 only 6 months ago (appraisal on file). 

Tenants pay ALL utilities (except for $140 total monthly for the water at two homes). Gross rents are $3,175 and after maintenance, taxes, and insurance, net profit is $2,100/month w/ a 20% CAP rate!!

Rents: $3,175/mo.

Expenses: $200/mo. (water, sewer, & trash)

Taxes: $527/mo.

Fully Rented, Under-Rented 4 Unit. Just take the keys~

This 4 unit consists of a 4 bedroom single cape cod house and a 3 unit of 2 bedroom apartments. It also has a garage and workshop that could be rented for an additional $300/month.

Near Harrisburg, PA

The units can all be refreshed down the road and command more rent. They're currently under-rented. The cape cod is rented at $900 and should be at $1,100. The 2 bedroom units should be at $675. That would be an additional $3,720 a year.

Monthly INCOME: $3,115

Water: $150

Maintenance: $155

Lawn care: $75

Insurance: $167

Taxes: $333

Asking: $198,000 Appraised in 2013 for $240,000.
