Great cash-flowing rental. Rents for about $750, but currently vacant. Just needs carpet. Asking $25,000 and the comps are in the 40s. Zestimate of $42,466.

I think I know exactly what company you're talking about. I only know of one that does that in Harrisburg. I'm sorry about your frustration. That's must be infuriating. Please feel free to message me and I'll see if I can hook you up with anyone looking for rentals there. I invest in this area (not in war-zones though :)).

Perfect for the Spring Market. This is a thriving town with Shippensburg University in its backyard. 

ARV: $135-140k (what it will SELL at, not listing price)

Repairs: $15k-20k (depending on your contractors)

Closing costs: $10,800 (8% of ARV)

Profit: $15,000- $22,000

This house wouldn't take long to do. All of the mechanicals are in great shape. Roof, windows, electrical, plumbing are great. It had a toilet leak that flooded the flooring, so it needs flooring, paint and a bath and kitchen update. Built in 1975.

I'm looking for fixers in the Central PA area. If you're a wholesaler that has a deal and you need a buyer or you're a fellow rehabber, but you can't get the deal funded, please be in touch!  Looking for properties that follow the 70% rule and if you're not familiar with what that means, reach out anyway. :) I have cash and can close easily and quickly. Areas: Mechanicsburg, Carlisle, Camp Hill, New Cumberland, etc. NOT looking for HBG Borough properties.

Hey Central Pennsylvania BPers!

Do you know of any good websites where one can see pretty specific (hyper local) market trending information for residential real estate?

I'm interested in areas like Camp Hill, Mechanicsburg, Carlise, etc.; the outskirts of Harrisburg. Zillow does their thing, but I'm not sure of its accuracy.

I agree with Roy. I just bought a 3 unit that has oil forced air. I'm in the process of converting it to electric baseboard. There will be a little output in baseboards and hookups, but here are my two reasons. (This rental area doesn't have city gas access; only via propane tanks).

Here on the cold East Coast, that oil tank will need to be filled a few times through the Winter and I can tell you that when a tenant has to fill an oil tank for near the price of their rent, guess which one they'll pay first? ;) Electric may be a little more expensive, but it comes on their electric bill in a more reasonable amount and they can budget better for it.

Also, like Roy mentioned, they will let the tank run dry and then you will get a call because the furnace needs to be primed. There's much more maintenance.
