I'm curious if any BP folks have used oContract.com to list or find properties. Their website has a free subscription, but that gives limited access. The Premium access is $20/Month or $29/Month depending on which part of the Pricing page you read. If it's a useful tool then $20/Month might be a good investment. Any thoughts?

Last week I received an email blast from a wholesaler. The purchase price was stated as $60K, ARV $125. I looked at the property, estimated reno cost and verified ARV. It looked like a good opportunity. I called the wholesaler, he asked for my best offer. I told him $63K. He called me later and said another offer "significantly higher" than mine. I asked how much, but he didn't want to say.

I feel like there's something I'm missing, some unspoken rule or tactic. Anyone else have an experience like this? What do you think I can do better the next time an opportunity like this comes up?

I'm currently flipping two properties in 55+ land owned mobile home parks in north San Diego county. I have had trouble lining up affordable hard money loans. As soon as a lender hears "manufactured home" I'm shut out. The new manufactured homes use a permanent foundation and are legally real property when they are completed. I found a lender nearby that will loan on manufactured homes, but I'm paying a large percentage in brokerage fees. There are a tremendous number of opportunities in the older land owned parks. Any ideas on where to find cost effective lenders for manufactured homes?
