I have found the lis pendons through records at the court house. It just shows case # and its a ton of work just to get an address on the property being forclsed. Does the paper give addresses or any other ideas.

I made have not been clear on my last post. Some replies said to stay away from pre foreclosure becuase of leagal action, and thats its best to buy auction or reo. My question is why is everyone here in florida doin S.Sales and buying pre. And that kinda kills the whole idea of getting to the deal. As far as Bankruptcy you guys have already steered me from that. thankyou.

so trying to get the property under contract for a short sale if upside down or just trying to help their situation and give them a few bucks could lead to big problems. please explain

I have located a few houses or people that are in bankruptcy. What is the strategy? the same as forclosure. I am just trying to get them out of their property or do you have to go through their lawyer

Thankyou first of all. Yes I did find this earlier. I have been to the clerks office but you only get access to the forclsure and info the month they go to auction. Not early enough to go sfte the deal. They have a subscription you can get, I just dont know if that is going to get me the access as soon as the forclosure process on a home has been submitted. Its pasco county florida. If you would not mind could you go to the clerks page and see if what they are offering is what I am looking for. or other suggestion. Thankyou for the reply and help.

I did a search but didnt find anything, I know this has been discussed so a link would help. A website that offers lis pendons for certain counties. anyone use them or recommend. One that is weekly current. thankyou.

I posted on here just starting out and scared, got my A%$ an eye opener from some of you. Thanks by the way. Anyway spent some time in the probate office the other day. Got a list but all the info has is the peoples name or trust name. How do I actually locate who can make a decision on the property? Also I came across a house that the elderly women has moved out into a retirement home and the house is headed for falling down. I was able to locate her but she is old school and wants to make it a womens retreat and has no interest in saling it. Her kids are goin to get it in the trust and they dont want it. Is there any strategy to creating a deal with her to fix the property and do what she wants to with it. I am sure it would be a good tax issue but I dont have a ton of money or need for that. Me fix it and find someone to buy it and do what she wants or just wait til she's passed and go after the deal through the children. The house can be saved and its on a nice lake here in florida. The roof is about to fall in some places, could I get the county to condemn it and then do something. Dont get me wrong I grew up w/ my grandparents and dont want to screw anyone. I just know how determined some older folks are to stick to their guns and at this rate her house wont be there in another year. The weeds are 6ft high, 2 abandoned cars in yard and falling down. any thoughts?

I am ready to do it. Where will I find my first deal. Do I go get a lis pendons list and start dropping my info ( buy houses). Go to banks and start looking at reo's, if possible. Contact lawyers looking for probate. I am in tampa and the rea groups here are saying the buying #'s are .50 on the dollar or dont bother. I am goin to live in this and remodel it then try to sale it, rent it out if I have too. Start preaching to me all you real estate grasshoppers. I am off the fence now I need to find the deal. Any tips on marketing would be appreciated also.

Thats what I told the guy myself. I was not going to do it anyway for a # of reasons I just wondered if any of you had heard of him. Thanks

They have a product at home depot or lowes called cant leak or kant leak, those are great. follow the directions and they cant leak and they have room to make up for the height difference. other than that you can just double up wax rings. set one on top of the other and set the toilet. I have done that alot and never had a probem.
