I’ve been trying to find SOMETHING in Ambridge historic district, Beaver or Monaca for over a year.  So so frustrating.

I’m gonna start out with the same thing, I know this post is really old. But I am down in Monaca looking around now. The year is 2021 and very few houses in my price range are coming on the market. A couple have and they have renters in them that are very uncooperative the owners of the current house is very frustrated we can’t get in & they won’t get out.  And I wonder if I’m buying a house for between 70 and 90,000 and then fixing it up if it’s even still worth it in that area.

@Yonah Weiss. My degrees are in human resource law and management & also one in education ( teacher).

Plus I went to school for computer engineering , masonry and auto body.

The top two help me with people in general ! And the bottom two help me at home . The engineering - meh. Not so much. I don’t know : perhaps the ability to work numbers is in there .

I would use business cards and also be dressed to the nines.  Maybe order a car magnet on Vistaprint for advertisement. People see that and figure you’re NOT up to no good , if your info is right on your car, for all to see.

@Todd Rasmussen. I must admit I feel you’re right. If she wasn’t In Her 70s I wouldn’t even entertain the idea. I know it’s business. I do. I just feel if there’s a way to not boot her on her *** lol...Id like to take that path. But yes the rent MUST go up. And I know I could rent it out at full market. I have no doubt. I’m going to have to take a deep breath and dive into this - one way or another the rent does have to go up. She is welcome stay or go. Right ? !

Thank you

@Joe Chirdon   Thank  you.   I am going to have a heart to heart with the tenant and explain the rise in costs for me as a new owner. ( and since she started renting )  She wouldnt be able to rent anywhere else for less than what I would like to raise the rent to... so im sure she will be cooperative and I dont want to put her out either, Im certain we can reach an amount that will be helpful to us both, and raising to that amount slowly allows her to adjust.     If she cant... I already have other tenants knocking my door down.  ( I ran a test ad to see the responses )

Thank you to everyone !
