Great Post @Amiris Brown . I can say first hand that I was saved by a wholesale real estate investor (who was not licensed) from going into foreclosure after having my property in the hands of an agent for nearly 5 months and dropping the price over an over again. I was so frustrated and that final drop I started thinking to myself this person is still going to get a commission off this property let me do it myself and I did like most do and listed on Craigslist and the local penny saver and Michelle came to my rescue. 

She was very honest with me we negotiated a price for the property I knew she was going to make a profit and all I cared about was that I wasn't going to have to pay it. She did an assignment of the contract and the whole process took less than a month. Thank goodness for wholesalers. She had a vested interest in my property and access to individuals who were in a position to bail me out. I wouldn't advise using a wholesaler if your circumstance don't call for it, in that case, stick with an agent and if the one you are working with isn't doing a good enough job go with another. There is nothing unethical about wholesaling as long as you are honest about what you're doing. In speaking with the person who purchased my home I found out that investors tend to like working with unlicensed wholesalers because they know they are going to get the best price especially when it comes to certain kinds of properties. I hope I can do for someone else what was done for me however I do intend to get my license a little later down the line. right now it's a bit too costly and time-consuming

That should actually read DIY = Do It Yourself. I heard that it would talk a lot of work but that it could be done using public records but I have been getting the runaround. Once I have the information I am all good I am a pro when it comes to excel

@Peter MacKercher thank you so much for that advice. Can you suggest some quality meetups in the Long Beach area? I have gone to few that turned out to be recruiting grounds.

I am just starting out and well money is funny and change is strange but no-one out works Dawna, that being said can anyone tell me how to use the county of Los Angeles to start build my own sellers list? I know it's gonna be hard work but it's worth it. 

@David Tang Thank you so much, I really appreciate that. Trying to educate myself and get things in order before moving forward is really work. 

As I move from learning to putting my knowledge to practical use I will be needing a wholesale investor friendly escrow agent or lawyer, where can I find them so I am not stuck trying to find one if needed at the last minute? I am in Souther California area Long Beach area to be exact but plan on working a wide range of areas in Southern California.
