Hi there everyone.  I'm looking to get my investment property in Milwaukee painted.  Does anyone have any suggestions for a painting company with good prices?

So the company I used to rehab a property no longer has a presence in Milwaukee.  There are a couple permits that I need pulled (I'm getting the property refinanced and the appraiser wanted to see permits for a couple updates).  Someone told me I could use a "permit runner" service to get the permits pulled.  Does anybody know of such a service?

I am looking to refinance my single family investment property in Milwaukee.  I am an investor from out of state.  I called a few credit unions local there, and they told me I have to live in the area to be a member and ultimately to take out a loan.  Are there any other out of state investors here who have a preferred lender for investment properties in Milwaukee?

I was wondering if anyone can suggest a good lawyer in Milwaukee to represent a homeowner?  I have a property that had some pretty bad maintenance issues come up while the transition occurred between property management companies, and neither side are owning up to it.  Thank you.

Thanks everyone.  This is great input.  It reaffirms my thinking.  It does look like the great debate is for 4 units and below as @James Kojo mentioned.

Hi everyone. It's looking like 2018 is the year I pull the trigger on purchasing a multifamily. I understand the the pros and cons of holding a property in an LLC - better asset protection should there be a lawsuit but also can be more difficult to get financing.

I'm just wondering if there is anyone here who is on the other side of things and have held your apartment building in your name?  It would be interesting to hear your perspective and experience.  Thanks for your input!

I've had plenty of residential real estate experience, but this is my first foray into the apartment building arena.  I'm very curious to hear everyone's opinion on this scenario.

I live not far from a 9 unit apartment building, which through my research only has 5 of the units rented out.  The other 4 units have been sitting in disrepair for quite some time.  Through a little digging I've also come to find that the owner is a widow who didn't initially have any interest in the building, as it was her husband who was mostly involved with the building.

The owner has made no effort at making the building better and just collects the 5 checks that come in every month, even though there is an opportunity to collect more!  Now it's my understanding that when apartment building owners are "checked-out" that that is a good time to approach them to about taking this "burden" off of their hands.

How would you suggest contacting the owner?  Writing a letter myself?  Do I have a broker make the first contact?  I'd like to find out more about the building and see if there is a way I can help.  Just interested to hear others thoughts on a good way to reach out to start a dialogue.  Thank you!
