I am doing some research and footwork at the same time here with the market in Nashville. The East Nashville and Nations/West Nashville Market is tight. I have a property in negotiation right now and could use a few tips on the contract language to be used for Wholesaling the property. The sellers seem to be good people that are just finally letting go of an unnecessary burden and I want to do right by them. The comps in the area  are great for an investor to make a great profit and there's an extra lot in the deal for expansion possibilities. I guess the real issue that I have right now is a lack of the technical know-how. Best methods for proceeding? How should I write the proposal?

Hello, I am young professional from Dayton, OH that moved to Nashville in 2012 for school. I am entering the last leg of my undergrad experience and I have been thinking of Real Estate as a career for a few months, from Investing to becoming a Broker Affiliate. 

Recently I have decided to get the ball rolling and create momentum for this new area of business! Wholesale properties are to be my main source of income until a large enough capital base can be established to switch to Buy and Hold Investments. 

Soon to fresh out of college, I am so excited to see where this new road will lead with a mentor/partner and a large network of investors willing to share ideas, experiences and opportunities.
