@Chase Gochnauer The house is a definite tear down, and there are recent sales for new builds that make it a good deal. From the records on the assessor's site, all the taxes seem to be up to date. There may be codes liens.

@Rick H. I've been following up on the property for about 2 months now and can't get in contact with the Executor of the Estate, only the owner's grandson. The owner is elderly and sick and his sister has the Power of Attorney. I feel that she would sell, but I haven't been able to get her number to get in contact with her (the grandson doesn't have it and doesn't live in-state). How do I proceed?

@Chris Piper I have a good fix on the process, but I'm battling three problems essentially. Low marketing budgeting, seller's market, and shrinking inventory. That's not to say that it can't  be done, I'm actually putting together a proposal to shop around for an investor to provide a marketing  budget. 

As the market starts to turn I should see more success, but for now I have to find the balance between sweat marketing and cash marketing.

Hello guys, 
 
I'm returning to the drawing board and revamping my REI strategy. I have decided to move along in phases with wholesaling and rehab as my first option for breaking into the market, then integrating a Buy and Hold strategy to set-up long term income.

Who in Nashville or surrounding areas has had success with Wholesale? I'm obsessed with the concept and have done the opening leg work for several deals but none have gone to close, that's a 0% conversion and I want to rework my model. 

Opinions on the Nashville market for rehabs? Next best area to be looking? 

What're your best tools for evaluating a/the market?

I'm very willing to assist in anyway shape in order to get the experience that I need to work this career.

How is the New Construction market in Clarksville? Are land lots that far out an interest for builders currently? I am going to look at a few om Saturday that are an inheritance deal, but is the market worth the drive?

I've noticed that in my deals, the only number that I'm ever hesitant about estimating is the cost of repairs. Ive been using an average of 30 dollars per square foot as my general formula. However, I'm not always sure what needs to be rehabbed. What I've been told is to partner with more experienced investors to get a more accurate understanding and thats what I'm trying to do. Any rehabbers in Nashville willing to let a new investor just tag along and learn?
