I fear you are right that I may need to sell because Im in some kind of struggle to pay all bills, paying for stuff endlessly and never being able to save any significant amount before the next big expense hits, "whatever it might be!" I own 3 cars just for the senero that has happened with two that breakdown and I have a third to drive

If you can't afford to make basic repairs and can't afford an attorney to handle an eviction (I pay around $700) and you're unable to get a loan to make any of these things happen then maybe you'd be best served by selling and cashing out.  It's a seller's market and if you let the property deteriorate by not making any repairs it will eventually become uninhabitable.

I believe that eviction will be my only option. but I would like to find out if he is actively destroying the inside and fear he is being coached on how to handle me! I fear he will ignore my request for a professional Home Inspector to inspect the property for the sole reason that something he may be creating will be his defense. I conducted inspections about 5 or so months ago with no problem and did have him do a walk through inspection form 6 years ago prior to his move in, but after his "friend" moved in the tenant/landlord relationship quickly declined.

I just scheduled a professional home inspection of the entire property to discover any problems or even  to discover damage he may be actively creating so I can  eliminate any  bogus claims against me.

 I had considered canceling his lease which is month to month, but also if as you say it takes 45 days to evict then he will be in fact have stayed on the property for 75 days if after I cancel his lease and he chooses to fight in court. perhaps just go through a lawyer immediately versus giving a 30 day notice to cancel; then find out that  there will be no payment of rent the next month or 45 days after that!

Lastly wouldn't it be cheaper  to call his bluff and raise only his rent 5 or more percent and not the other tenant. Im not certain that this is any discrimination as I have gone to attorneys in the past on him about lease violations and do in fact have about a 1" thick file on him. I have been told by some other people to jack his rent. Florida has no rental control laws and month to month leases are really not considered anything equal to say a 7 or 12 month lease.

Im facing my first potential eviction of a tenant who has near total disregard for my rental agreement. His most current violation is an unauthorized roommate that he moved in. He has threatened me that he has some sort of file on me after I told him I have a file in him. This renter here in Jacksonville Florida is on a month to month rental agreement. I am registered as an LLC which blocks me from evicting without a lawyer according to law. What cost am I looking at to evict this guy and how long can he drag this in court if he chooses to fight. He was forced to move from his last rental and I messed up by accepting this trouble maker. Lastly he threatened me that he would get the other tenant next door to move along with him if I raise the rent. Im sure he will refuse to pay any rental increase after being on my property for over several years with no rental increases.

I have learned to be a whole lot stricter from this long term renter but also realize now that I will have to have an automatic increase in rent every year by a certain percentage. I first thought rental increases were not that important but now see that it adds up; of course the longer a renter stays the more they make demands. I care to only have future renters who will stay for a short number of years than one that becomes a problem. I am sincerely hoping either this guy wisens up or moves as he threatened me if I raised his rent

This particular tenant has actually kind of been a problem renter throughout his long stay. I had not realized I kept him for so long, but financial struggles have kept me preoccupied. I never realized until now how much money I have lost from not even increasing the rent by 1% annually. My property is past due on upgrades and renovations by at least 30-40 years. I never had the money to replace the roof which is now over 40 years old! I dont qualify for a loan or even a credit card due to my current "income to debt ratio."

I have had to go the cheap route with warning letters on this renter from attorneys to get him to pay rent on time and could never afford an attorney to evict him. According to Florida Law since Im registered as an "LLC" I cant evict a renter myself. This renter has recently violated the lease with an unauthorized roommate which would cost me more to evict and most recently threatened if I raise the rent at all "he and the next door tenant will move, but he will fight it I am most certain! My worst fear is that if the law does not allow me to evict this guy I may be forced to self evict regardless of the consequences.

 I am only a landlord due to the reality that I have never been able to get a better paying job than 30k annually here  in Florida and my life is a struggle fiancially. The tenant next to this guy told me he has no problem with a rent increase.

I have a tenant who I have rented to for over 10 years at $620.00 monthly who I have never raised the rent on. I wish to raise the rents here in Florida on this guy but not sure if there are restrictions on raising his rent. I wish to raise the rent by $50.00 monthly which would greatly help me with all the services I pay for to manage this rental. Is $50.00 asking too much? My rental is $200.00 below market for 2 bedroom 1 bath for the Jacksonville area it seems.
