I live in Herndon, VA and am looking to invest in my first rental property. I have strong interest in BRRRR, but the local market is very expensive, so am looking at other better rental markets that aren't terribly far away (like Richmond).

I am looking for recommendations for a few wholesalers and agents. Would love to jump on a call ideally. Any help is appreciated. Thanks all!

A property manager who wants to manage the rental after the remodel may be a good fit, or a realtor who is hungry and motivated. It can add a layer of accountability. Be sure to let the project manager know you expect them to go to the property 2-3x per week. Have them take pictures/ videos. Have them ask contractors questions and ask for updates. 

It might add $1-2,000 to your budget but can add some comfort to the concern. 

It’s something I’ve done for others OOS and I’d guess someone in that area Would do for you. Good luck !! Way to choose brrrr. 


 This is great, practical advice. The property manager as project manager makes sense to me given their incentive for a good build, but I'm unclear why an agent would make sense if the property has been sold. Do you mean their incentive is for continued business from me, after the current rehab?
