I'm looking for a property manager that can help make sure an eviction goes smoothly on Tuesday 1/7 at 10AM in Highland Springs, VA. I have a locksmith scheduled already. Help!

Post: Is a Wyoming parent LLC enough protection?

I need to structure my business for asset protection and anonymity. I operate in Virginia and have several properties there, which are owned by Virginia LLCs. I also plan on forming 2 new LLCs, 1 for new acquisitions and 1 for marketing my buy-and-hold rentals.

I already plan on forming a Wyoming LLC as the parent company that owns these other businesses and properties. However, I'm not sure if the fact that the businesses and properties being owned by Virginia LLCs prevents the asset protection and anonymity that I'm looking for. Should I eventually move the properties into new Wyoming LLCs, or is that overkill? And for the acquisitions and marketing LLCs which have not been formed yet, should I form those in Wyoming vs. Virginia?

I would rather form in Virginia now for easier administrative purposes, only as long as I’m getting the protection that I need. Thanks in advance for the community’s expertise!

Does a tenant need to officially request a booking on Furnished Finder for the Keycheck background check to be free? I've gotten this free before, but it's now charging me $40. Wondering if that's the difference between free and $40 before I reach out to the interested tenant about it. Thanks!

I have had a reasonably good experience with Clickup.

Thanks Shafi! It does seem to be very customizable, so naturally it requires a bit more set up but think it could be a great tool. Thx again!

I have a friend that uses it and has customized it and it does everything they need it to do

 Hi Chris,

Got it. I checked out a little bit of it yesterday and yes, and I agree it is highly customizable. Thanks!

If anyone's used ClickUp, do you recommend it for real estate project management and general productivity??? What are the pros and cons for you?

Post: Old Slate vs. New Shingles: Which has higher appraisal value?

Thanks Brad, this is very helpful. I'll just prepare with roofers assessment of overall condition and otherwise let it be known of the quality.

Quote from @Brad S.:

In my opinion, most appraisers may not know the difference in specific quality and durability, but if it is new, they would consider that in their condition assessment. I personally notice these things when I am doing an appraisal inspection, but I have heard many homeowners tell me that other appraisers spend very little time and don't ask them any questions about their property and my guess is they (the appraisers) don't recognize some quality differences.

I am sure that is not too helpful, but bottom line, it depends on the specific appraiser that gets assigned. For me, I like and appreciate the slate, but I  typically notice those things.

I ended up scheduling a slate repair but that's a great idea to have an official opinion overall of condition afterwards. Thx for that tip!

Quote from @Bruce Woodruff:

Usually slate all day long, but with the age factor it's hard to say. I'd have a Roofing Contractor come out and give you a written opinion of it's condition/remaining life and value. You can give this to the appraiser.

Thanks Rebecca! I thought I got back to you but I didn't. Sorry about that. I decided to keep the roof and just make repairs. After learning more I have the same appreciation for slate as you! Thanks for the feedback on this.

I have no idea but you can't replace the beauty of those old roof slate. Consider contacting a historical society for help removing them, or to donate them if you remove.
