Post: Old Slate vs. New Shingles: Which has higher appraisal value?

All,

I'm rehabbing a house that has a 100 year old slate roof. I'm trying to max my ARV at Refi. Which appraises higher: old slate w/ some repairs, or brand new shingle roof?

Thanks!

Davis

We use Ooma because we have employees. If you are single person google voice is fine.

Awesome yes I set up on Google. Thank you!

Google Voice is good and free. Only reservation I have is that Google isn’t really known for maintaining these free services forever.

I'll give google voice a shot first. thanks Aaron!

Google voice is free and a good starter option. call tools and callrail are better paid options as you scale and/or introduce paid marketing. They have great KPI and tracking capabilities that really allow you to be effective with your marketing spend and trim the fat as you go. Cheers

 Thanks Anthony! Really helpful

I have used Google Voice and best of all it's free. Just starting out you really don't need to pay for a service. Once you get into marketing and tracking campaigns then you might want to look into Ring Central, Vumber or another service like that.

Got it. Seems like a lot of people agree. Thanks Michael!

I'm very interested in a Hampton, VA house to rehab. The wholesaler has a showing scheduled at 5/26 @ 3pm on-site. Can someone recommend a good contractor to visit and scope out the project ASAP? Thanks!

Hi,

I'd like to connect with a construction manager in the Richmond area. Looking for estimates, consultation and work for ongoing renovation projects. Thanks!

I'm going to be walking a few distressed homes this Saturday and looking for a GC who can help me estimate rehab costs. Obviously will consider for rehab work. Please let me know if you're an interested GC and are available in the Richmond area on Saturday.

If you will not be near the property I highly recommend getting a good property manager. This will save you money in the long run. I have owners that have tried to do this and the work is done poorly and they can never find the guy who did the work to fix it. A manager will be able to keep an eye on things for you.

Thanks Jake! Yeah, I have a good prospective Property Manager, but I haven't committed yet. Would you be willing to jump on a call to connect this week?

Apart from the PM, I think now I need to find a good wholesaler and agent (I have a couple of calls with GCs this week). In any case, really appreciate your feedback on this!
