I have my down payment money in a high yield savings account since I plan on purchasing in the next 3-9 months. 

I am considering doing what @Scott Trench suggested with the additional savings I will have in 2020 and invest it like he said in this article:

It is definitely riskier, but it is a strategy I never considered due to conventional wisdom saying to not invest any money you'll need in the short term(1-5 years), but if you're young then you can afford to take the risk of investing your downpayment money.

I spent a few months last year reading books and listening to the podcasts as I saved up my downpayment money.

Now I am taking actual actions to research out of state markets, find a lender, find a broker, find a property manager, find a general contractor, and meet others that invest in the same state. 

If you already have the money for a down payment and have good personal finance habits, then you can probably get up to speed in two months by reading this guide:

Also listen to the first 20-30 Bigger Pockets Podcast episodes, after that they just get really in depth with various strategies and investors that probably won't be helpful for newbies like us.

its useful if you want to get a job that requires a degree to apply. If you want to work in finance or accounting then finish your degree. Of course there are always exceptions.

Hi everyone, my name is Davis and I am from San Diego, CA.

I recently did a career change from finance/accounting and finished graduate school for Computer Science. I am currently a software engineer and the my career has stabilized so I am now focused on wealth building and investing in out of state cash flow properties(SoCal is just way too expensive for me right now).

I discovered bigger pockets from listening to Paula Pant's Afford Anything Podcast and eventually my friend recommended I check out the podcast.

I am looking forward to meeting others and helping each other out. Hope everyone had a great holiday and happy early New Years!

Thank you for sharing this. I am in the reading & learning stage (discovered Bigger Pockets in August). Your story of jumping in to take action and then being hungry for more deals sounds similar to what I would do on my real estate journey. Good luck in 2019!
